The My Apps dashboard could crash with a fatal error when both Should I 1031 Exchange and Should I Sell Rental were loaded on the same user. A duplicate render function has been renamed to resolve the collision so the dashboard loads reliably.

Enter a component (roof, HVAC, water heater, etc.), answer a few questions about age, condition, and costs, and the app calculates the true cost-per-year for repair vs. replacement and delivers a clear verdict with the reasoning behind it.

The acquisition and rehab summary cards now stack on mobile instead of crushing into 3 columns. Tables wrap in horizontal scroll containers, header buttons wrap onto multiple lines, and the comparison table shows a "swipe →" hint when there's more content off-screen. Easier to underwrite a deal from your phone at the property.

A new Lenders page lets you build your own list of lenders with their specific requirements — most flippers' lenders are individuals, not institutions, so the old "industry standard" rules have been replaced with criteria you define yourself. Each deal analysis now shows a Lender Fit table that scores your deal against every lender on your list so you know in advance who will fund it.
Overhauled the Fix and Flip Calculator engine with draw schedule, monthly cash timeline, verdict card, and daily burn KPI
The calculation engine has been rebuilt around a real construction draw schedule and a month-by-month cash timeline so you can see exactly when capital goes in and comes back out. A new Verdict Card summarizes the deal in one glance (go / negotiate / pass) with the most important KPIs above the fold, and a Daily Burn KPI shows what every extra day of holding actually costs you.
Added inflation rate input to Depreciation & Cash Flow
You can now set an annual inflation rate that flows through the multi-year cash flow projections so income, expenses, and net cash flow grow realistically over time instead of staying flat. The new rate also appears in scenarios so you can compare different inflation assumptions side by side.
Added per-tab Property, Portfolio, and Entity selectors to Depreciation & Cash Flow
Each tab now shows the right selector for its data: Property selector on Overview and Scenarios, Portfolio selector on the Portfolio tab, and Entity selector on the Entities tab. The Portfolio tab also groups by portfolio when "All Portfolios" is active and drills into individual properties when a specific portfolio is selected.
Replaced the single $/% pill with a two-segment switch on Deal Analyzer toggle fields
The Seller Concessions, Down Payment, and Closing Costs fields now show both $ and % options as a clean segmented switch instead of a single pill that flipped between modes. Both units are always visible, the active mode is filled in, and clicking the inactive segment converts the value automatically. Easier to see which mode you're in and faster to switch.
Redesigned the Comps Map legend in Rent Estimate Analyzer with per-property counts, click-to-filter, and hover highlight
The Comps Map legend now shows one row per property with the actual comp count, sorted by count and collapsible when there are many. Click a row to filter the map to that property's comps, hover a row to highlight matching markers, and (when you have more than 8 mapped properties) use the inline search input to find any property by name without scrolling.

Guide Mode now extends across all 5 tabs (Dashboard, Checklist, Policies, Umbrella, AI Prompts) with intro cards, "What it shows / Look for / Action" tips, and inter-tab "Next →" links so the guide reads as a flow. Launched Wholesale Deal Analyzer
A new app for real estate wholesalers. Calculate your Maximum Allowable Offer using the 65% Rule, 70% Rule, or a custom rule. Size your assignment fee against the MAO gap, grade every deal A through F, and track comparable sales with condition adjustments.
