The four charts on every estimate
Each one answers a different question. Together they tell you whether your comps agree, where the spread is coming from, and how confident you can be in the result.
Comparable Rent Analysis
Listed rent (blue) next to adjusted rent (green) for every comp. The dashed green line is your estimate; the dotted orange line is the property's current rent.
Rent Positioning
A min-max range bar plus every individual comp plotted as a dot. A tight cluster means strong market agreement; a wide spread means dig deeper.
Adjustment Impact by Category
A horizontal bar chart that shows where your adjustments are pulling the most weight. Long bars = categories where your subject property differs most from the comps.
Rent per Square Foot
Each comp's $/sqft alongside your subject's $/sqft, with a dashed estimate guideline. Bars near the line = well-matched comps. Bars far above or below = something is unusual.
The 0-100 confidence score
The estimate is the answer. The confidence score is how much you should trust the answer. It is built from four ingredients — comp count, consistency, recency, and data completeness.

Every estimate starts with 20 base points and earns the rest from these four ingredients.
