Five comps in.
One defensible rent out.
Add the comparable rentals you trust, and the engine averages every adjusted rent into one number you can show a tenant, partner, or lender — backed by a confidence score and a live spread.
How the engine builds an estimate
Every comparable you add gets adjusted to your subject property, then averaged with the rest. No black box — just the math you would do on a whiteboard, only faster.

Anatomy of a comparable
Every comp captures the same nine fields. The richer the data, the higher your confidence score climbs.
Six numbers on every estimate
Each estimate produces the full picture — not just one rent number, but the spread, the gap, and the data quality behind it.
Why the mean of adjusted rents?
Appraisers do this on paper. The engine just does it without arithmetic errors. Each comp is normalized to your subject across ten categories first — only then are they averaged. The result is a number where every comp's voice is weighted equally, and every difference between comps and subject is already accounted for.
The standard deviation comes along for free, so you can see at a glance whether your comps are tightly grouped or scattered — and the confidence score punishes the scatter for you.
