Why the mean of adjusted rents?

Appraisers do this on paper. The engine just does it without arithmetic errors. Each comp is normalized to your subject across ten categories first — only then are they averaged. The result is a number where every comp's voice is weighted equally, and every difference between comps and subject is already accounted for.

The standard deviation comes along for free, so you can see at a glance whether your comps are tightly grouped or scattered — and the confidence score punishes the scatter for you.
