Triangulate the
true market rent.
Build two, three, or four different estimates for the same property — each with its own comp set and adjustment opinions — and put them side by side. The numbers that agree are your floor; the numbers that disagree show you exactly where the uncertainty lives.
Every metric, side by side
The compare view stacks estimated rent, confidence score, standard deviation, and adjustment totals into one table. Differences are obvious; agreement gives you confidence.
| Metric | Estimate A | Estimate B | Estimate C |
|---|---|---|---|
| Estimated Rent | $2,050 | $2,150 | $2,275 |
| Confidence Score | 78 / 100 | 82 / 100 | 71 / 100 |
| Standard Deviation | $132 | $148 | $210 |
| Rent Range | $1,890 – $2,205 | $1,925 – $2,310 | $2,040 – $2,490 |
| Number of Comps | 5 | 6 | 4 |
| Avg. Net Adjustment | +$45 | +$70 | +$185 |
| Rent Gap vs. Current | +$200 | +$300 | +$425 |
Three reasons to build more than one
A single estimate is one opinion. Two or more is a decision.
Different comp sets
Pick five comps in your subject's tight 1/4-mile radius for one estimate; widen to 1 mile for another. See if the tighter set agrees.
Different adjustment opinions
Build a "conservative" version with smaller adjustments and an "aggressive" version with bigger ones. The gap between them is the price of your assumptions.
Show partners and lenders
When a partner pushes back on a number, hand them the side-by-side. Three estimates pointing at the same range is a stronger argument than one.
Pick the estimates. Pick them carefully.
The compare view supports 2 to 4 estimates per session for the same property. The page recalculates every metric live from the underlying comps, so even if you tweak an estimate after saving it, the comparison reflects the latest numbers.
