Three reasons to build more than one

A single estimate is one opinion. Two or more is a decision.

Different comp sets

Pick five comps in your subject's tight 1/4-mile radius for one estimate; widen to 1 mile for another. See if the tighter set agrees.

Different adjustment opinions

Build a "conservative" version with smaller adjustments and an "aggressive" version with bigger ones. The gap between them is the price of your assumptions.

Show partners and lenders

When a partner pushes back on a number, hand them the side-by-side. Three estimates pointing at the same range is a stronger argument than one.
