The confidence score is not vibes — it is built from four measurable ingredients. Here is exactly how every point on the 0-100 scale gets earned (and how to push yours higher).
How every point gets earned
Each ingredient pulls from a different angle — volume, agreement, freshness, and field completeness.
Comp count
More comparable rentals make the average more defensible. You earn 10 points per comp, capped at 30 points (3 comps maxes this ingredient).
Consistency
Measured by the coefficient of variation (CV) — how tightly the adjusted rents cluster around the mean. Tighter agreement, more points.
Recency
A 6-month freshness window: comps with a lease date inside the last 6 months count as recent.
Data completeness
A comp is “complete” when it has all three core fields filled: square footage, bedrooms, and bathrooms. Sparse comps cost you points here.

Where your score lands on the 0-100 scale.
Defensible to a partner, lender, or attorney.
Solid number, light room for tightening.
Useful as a directional read, not gospel.

How to push your score higher

Going from 2 comps to 3 unlocks the full +30 from the comp count ingredient.
Drop the comp that is pulling the cluster apart and the CV often jumps from moderate to tight.
Swap any comp older than 6 months for a recent listing on the same block.
Open each comp and finish out the three core fields. Sparse comps cost you up to 5 points here.
Comps from a tighter geographic area usually agree more — which lifts the consistency component.
