The confidence score is not vibes — it is built from four measurable ingredients. Here is exactly how every point on the 0-100 scale gets earned (and how to push yours higher).

How every point gets earned

Each ingredient pulls from a different angle — volume, agreement, freshness, and field completeness.

More comparable rentals make the average more defensible. You earn 10 points per comp, capped at 30 points (3 comps maxes this ingredient).

Tip: 3+ comps unlocks the full 30 points and the “comparable properties analyzed” label.

Measured by the coefficient of variation (CV) — how tightly the adjusted rents cluster around the mean. Tighter agreement, more points.
