Guided Walkthrough Mode
Asset protection requires a qualified attorney. Guide Mode helps you understand the concepts, prepare for your meetings, and systematically track what your attorney tells you to do.
This App Does Not Replace an Attorney
Asset protection is a legal strategy that requires professional guidance tailored to your state, entity type, and specific situation. Guide Mode helps you understand the concepts so you can have more productive conversations with your attorney, track what they tell you to do so nothing falls through the cracks, and prepare for meetings so you spend less time on education and more on strategy. See how this saves $600–$1,500 per consultation.
Standard Mode vs. Guide Mode
The same checklist, two different experiences. Guide Mode adds the context you need to understand what your attorney is asking you to verify.
An umbrella policy provides additional liability coverage beyond your landlord policy limits. For a portfolio of 12 properties, a $2M umbrella typically costs $300–$500/year — one of the cheapest forms of protection available.
Standard landlord policies exclude flood damage. If your property is in a FEMA flood zone, your lender may require it. Even outside flood zones, 25% of flood claims come from low-risk areas.
One Toggle, Two Modes
Switch between Dashboard and Guide mode at any time. Your checklist progress is saved regardless of which mode you use.

Educational tips appear below each unchecked item. Checked items collapse their tips since you've already completed them. Categories with less than 50% completion show a priority badge.
Dashboard Mode
- Compact checklist view
- Progress bars and percentages
- Fast scanning and toggling
- Best for experienced investors
Guide Mode
- Educational panels on each item
- "Why It Matters" explanations
- Cost estimates and action steps
- Best for learning as you go
Category-Level Guidance
Every checklist category starts with an overview panel explaining what the category covers, what to look for, and what actions to take.
Title & Ownership
Priority 35% completeWhat It Covers
Verifies that each property is legally owned by the correct entity, that deeds are properly recorded, and that the chain of title is clean. This is the foundation of asset protection — if the property isn't in the right entity, no other protection measure matters.
What to Look For
Properties still in your personal name, unrecorded deed transfers, deeds that were filed but never confirmed with the county recorder, and any gaps in the chain of title where ownership is ambiguous.
Recommended Action
Work with a real estate attorney to transfer any personally-held properties into the appropriate LLC or trust. Verify each transfer was recorded with the county. Keep copies of all recorded deeds in your files.
Why Guide Mode Matters
Asset protection is complex. Guide Mode bridges the gap between a bare checklist and a $400/hour attorney consultation.
Learn as You Go
Every unchecked item comes with an explanation of why it matters, what it costs, and how to get it done. You build knowledge while building protection.
No Legal Background Needed
Written in plain English for real estate investors, not attorneys. You don't need a JD to understand what "verify good standing" means or why it matters.
Toggle Anytime
Switch between modes whenever you want. Use Guide Mode the first time through, then switch to Dashboard Mode for quick quarterly reviews.
