How we mapped every cash flow lever — income, vacancy, expenses, and debt service — to build a checklist that leaves nothing on the table.

We Started With the Formula

To build this app, we went through the entire cash flow formula — every income driver, every expense category, every financing decision — and asked the same question for each: what are all the ways to maximize this? What are all the ways to minimize this? We didn't want to leave anything on the table.

  • Every line item of the CFBT formula has dedicated strategies
  • Income: gross rent, other income, vacancy — each has specific levers
  • Expenses: what's controllable monthly vs. locked in at purchase
  • Debt service: the largest single expense, mostly determined at closing

Income Side: Maximize Everything

We asked: what makes properties command higher rent? What income sources are landlords leaving uncaptured? How do you find and keep tenants who pay on time and stay longer? Gross rent isn't fixed — it's a range. The same property can easily rent for $100–$200/month more or less depending on condition, marketing, and strategy.

  • Gross rent: location, condition, upgrades, amenities — all shift where you land in the range
  • Other income: parking, storage, laundry, pet fees, ADUs — often fully uncaptured
  • Vacancy: professional marketing, tenant retention, pricing strategy — each reduces lost months

Expense & Debt Service: Minimize Everything

Some expenses are locked in at purchase — property taxes and HOA dues are set before you close. Others are controllable every month. We asked: which can be reduced before buying? Which can you negotiate, shop, or eliminate? Debt service is typically the largest single expense, and nearly all of it is determined at closing — rate, term, loan structure, seller concessions, and purchase price.

  • Taxes & HOA: locked at purchase — choose jurisdictions and properties wisely
  • Insurance: shop annually, bundle policies, adjust coverage as equity grows
  • Maintenance: preventive work, reliable contractors, systems thinking
  • Debt service: rate, term, structure, seller concessions, ongoing refinance strategy
