How the Variance Engine Works

Every monthly entry is compared against the projected value derived from your property record (or your per-month override if you re-baselined). The dashboard sorts categories by worst overrun first — taxes, insurance, HOA, utilities, maintenance, management, CapEx, and two custom categories — so you know where the money went.

  • Per-category bar chart (12-month) with click-to-expand month-by-month detail
  • Anomaly detection: any category >20% off its rolling 6-month baseline gets flagged
  • Red badge on the NOI KPI counts active anomalies for the month
  • Cap-rate burndown chart with projected reference line + trend annotation
  • Cost-creep watch: maintenance %, mgmt %, vacancy % as share of EGI over time
