Track whether each clause is Fully Covered, Needs Improvement, or Missing.

How Three-State Coverage Works

Binary checklists force you into yes/no — but lease clauses are rarely that simple. A clause might exist but be poorly worded, outdated, or insufficient. Three-state coverage lets you capture that nuance.

  • Fully Covered (green): Clause is present and adequate
  • Needs Improvement (yellow): Clause exists but needs strengthening
  • Missing (red): Clause is absent from the lease entirely
  • Flag button lets you quickly downgrade a clause from Covered to Needs Improvement

Why Three States Beat Two

Most landlord losses come from weak clauses — not just missing ones. A vague abandonment clause or an outdated late fee provision can be as dangerous as having no clause at all.
