How Three-State Coverage Works
Binary checklists force you into yes/no — but lease clauses are rarely that simple. A clause might exist but be poorly worded, outdated, or insufficient. Three-state coverage lets you capture that nuance.
- Fully Covered (green): Clause is present and adequate
- Needs Improvement (yellow): Clause exists but needs strengthening
- Missing (red): Clause is absent from the lease entirely
- Flag button lets you quickly downgrade a clause from Covered to Needs Improvement
Why Three States Beat Two
Most landlord losses come from weak clauses — not just missing ones. A vague abandonment clause or an outdated late fee provision can be as dangerous as having no clause at all.
