What Each Step Delivers

Five focused analyses that together give you the full picture.

Step 1: Plain-English Breakdown

Every clause in the lease is rewritten in plain English so you actually understand what you are agreeing to. Each clause gets a status tag: Standard (typical and fair), Worth Noting (not unusual but worth awareness), or Unusual (uncommon language that deserves scrutiny). You see the full contract decoded in minutes instead of hours.

Step 2: Risk Scanner

Every red flag is identified and ranked by severity: Critical, High, Medium, or Low. Each risk includes an estimated dollar exposure so you can quantify the downside. The overall Risk Score (1-10) gives you a single number to compare across leases or share with partners.

Step 3: Obligation Map

Every obligation buried in the contract is extracted and categorized: rent due dates, security deposit return deadlines, maintenance duties, and notice periods. You get a calendar-ready list of deadlines so nothing slips through the cracks after you sign.

Step 4: Negotiation Playbook

The top asks are prioritized as Must-Have, Strong, or Nice-to-Have. Each comes with paste-ready counter-language you can send directly to the other party. You walk into negotiations with specific, professional asks instead of vague objections.

Step 5: Executive Brief

A one-page summary with a Green / Yellow / Red Light verdict. Designed to share with partners, property managers, or attorneys. Includes the key risks, top negotiation points, and a clear sign / negotiate / walk recommendation.
