How Adjustments Work
Each comparable property can have multiple line-item adjustments. Positive adjustments mean your subject property is better; negative means the comp is better.
- 10 categories: bedrooms, bathrooms, sqft, condition, amenities, location, age, parking, laundry, other
- Auto-suggest: click the sparkle icon to get suggested amounts based on property differences
- Custom "other" category with free-text labels for unique adjustments
- See total adjustment impact by category in the Adjustment Impact chart
Why This Matters
No two properties are identical. Adjustments account for differences between your property and each comp, giving you a more accurate estimate.
- A comp with an extra bedroom needs a negative adjustment
- A comp in worse condition needs a positive adjustment
- Auto-suggestions save time: +/-$150/bedroom, +/-$100/bath, +/-$0.50/sqft
