Properties in Multiple Portfolios

Unlike simple folder-based systems, Portfolio Manager uses a many-to-many relationship between properties and portfolios. This means a single property can exist in multiple portfolios simultaneously.

Why does this matter? Because real estate investments rarely fit into just one category. A duplex in Austin might belong to your "Texas Properties" portfolio, your "Cash Flow Plays" portfolio, and your "BRRRR Deals" portfolio -- all at the same time.

When you view aggregate metrics for any of those portfolios, the duplex is counted in each one. No need to choose just one group for each property.
