12-Factor Scoring System
Every market is scored across 12 carefully chosen investment factors: population growth, job growth, home price affordability, rent-to-price ratio, vacancy rate, median income, crime rate, landlord friendliness, property tax rate, insurance cost, natural disaster risk, and school quality. Each factor is rated 1-10, giving you a standardized framework for evaluating any market in the country.
- Score each factor from 1 (worst) to 10 (best) using your own research
- Assign custom weights to prioritize the factors that matter most to your strategy

- Weighted composite score automatically calculated on a 0-100 scale
Composite Score & Letter Grade
Your individual factor scores are combined into a single weighted composite score from 0 to 100, translated into a letter grade (A through F). The weighting system lets you emphasize what matters most -- cash flow investors might weight rent-to-price ratio higher, while appreciation-focused investors might prioritize population and job growth.
